This market demands your attention. Forget the overheated frenzy. Victoria’s real estate landscape in June 2025? Consistent. Balanced. That’s the undeniable truth.

For years, we navigated a “total sellers’ market,” a “hockey stick” surge between March 2020 and March 2022. Then, interest rate hikes brought normalization. And for two solid years, from June 2023 right up to now, it’s been incredibly steady. Balanced. This isn’t just my read. Dirk VanderWal, Chair of the Victoria Real Estate Board (VREB), confirms resilient conditions persist, even with economic uncertainties looming. We’ve moved past pandemic-driven chaos. This is conventional. Healthy.

Sales data shouts it: activity surged. Last year, I saw a 15% jump. The VREB confirms it: 761 properties sold in June 2025. That’s a 15.1% leap from June 2024’s 661 sales. Even May 2025 saw a slight bump. Condos? A massive uptick. VanderWal highlighted it. Condo buyers are back, undeniably active in June, pushing sales up 23.3% from last year, with 249 units moving. Single-family homes followed suit, up 17.5% with 402 sales.

Inventory’s up. Good news for you, the consumer. Listings jumped 9.2% over the past year. That’s 319 more listings in total, 52 more new options than a year ago. The VREB reports 3,778 active listings on the MLS at June’s end. A 9.2% increase from 2024. A 1.7% increase from May. VanderWal stated it bluntly: “listing inventory levels we have not seen in a decade.”

This market is savvy. Extremely savvy. Homeowners not pricing sharply? Your property will sit. You must correct sooner, not later, to secure a sale. Prices illustrate this. The Victoria Core’s single-family home benchmark value, at $1,325,400, is up 2.3% from June 2024. But it dipped from May’s $1,326,600. Condos in the Core are $562,800, down 0.9% from June 2024 and also down from May’s $564,100. These month-over-month shifts are stark. Price correctly. Or watch your property languish.
